Is Your Vacant Lot Draining You?

Years ago you moved on, and you left a piece of land behind you. Nothing big. Just a little postage stamp piece of property. There was a house there, maybe a shed or a little garage, but it fell into decay. You reached into your bank account and gave money to a man to demolish and clean up.

Now it sits there empty. You try not to think about because it is a small leech on your finances. It's not draining you dry, but each year another drip drops outs of your nest egg.

The memory of it saddens you, but you forget it. Then one day a property tax bill shows up in the mailbox, reminding of the little empty lot. You pull out the check book and make your required donation to your former municipality. You take a deep breath then clear your mind.

Next month a notice comes in the mail, claiming code violations because of an overgrown shrub you did not plant, or trash hanging in the lot thrown by a rambling juvenile. If you don't address the problem in 30 days, fines will begin.

You spend a couple hours finding a handy man or landscaper willing to do a small clean up job. Most tell you "no!" It's just too small of a job.

Finally, after 10 phone calls and hours of work, you find an overpriced laborer willing to clean it up.

Next month another code violation letter knocks on your memories.

The lot wasn't cleaned. You call the guy you paid, but there's no answer. It feels like he took your money and disappeared.

You pick up the phone and start calling again. This time you find someone who will do the job. You tell him that he won't get his money till he's done, and you hand it to him in person.

He calls you up and tells you the work is done. You schedule a time over the weekend to drive down, inspect, and pay. The five-hour drive is painful, but you reach the old lot, and everything is clean. The man is there with his hand out waiting for payment. You give him his money, hop back in your car, and head back up the road, cursing your wasted day.

You are fed up, and determined to sell, so you begin calling realtors in the town. No one wants to touch it. This is the only business you'll ever be able to give them and the commission will be so low, it's not worth their trouble.

Frustrated, you toss the phone across the room, take a deep breath, and forget the property ever existed, until next years tax bill.

But in the back of your mind, you worry. You worry about the time and money lost. You worry about future maintenance. You worry about the potential liability of kids get hurt while playing on the lot.
